Wow, $2000-$2500 a month for that! I think that is way too high for that these days based on what I am seeing rent in my area.
http://sandiego.craigslist.org/search/apa?query=clairemont&catAbbreviation=apa&bedrooms=4
Clairemont is expensive.
Not that part.

I concur with FSD’s estimate on the rent.

March 4, 2010 at 3:35 PM #521830sdduuuudeParticipantFYI. Here is one I consider a bit of a comp-killer. MLS listing for many weeks. Not a great house – lots of bedrooms, awkward layout, needs updating. But, a big canyon lot in the mountain streets for $395K.
http://www.redfin.com/CA/San-Diego/4702-Mount-La-Platta-Dr-92117/home/4960103
This would be a comp-killer but it was a pocket listing. Seller got hosed:
http://www.redfin.com/search#lat=32.83046787736655&long=-117.18498229980469&market=socal&sf=1,2,3,4&sold_within_days=365&uipt=1&v=5&zoomLevel=16An interesting 2005-to-2009 comparison
http://www.redfin.com/CA/San-Diego/4726-Mount-Longs-Dr-92117/home/4960218$625K -> $440K.
That’s about right. The place I sold for $580K is probably at about $400K – $425K or so now. 25-30% down from peak around here.
Whenever I look at prices, I can’t help but compare Clairemont to Carmel Valley. Same size house on same size lot and same canyon/no canyon setting, with no Mello Roos is about 300K – 400K more in CV than Clairemont. Though, small house on big lot in CV area is tough to find. If I had time, I’d like to build a plot over time of this delta.

March 4, 2010 at 6:00 PM #521548sdrealtorParticipantJust checked the 1st one. It started out over 500K and was in escrow once. They reduced it slowly. Not much curb appeal on it either. Still looks like a very good deal at that price. I just dont know about the neighbors, I ‘ve hear dmixed things;)
