Scarlett, if you don’t mind me asking did you ever end up buying and if so where? Based on your posts it seems that we are in similar situations in terms of areas and house size. I’m mostly interested in La Jolla/UTC condos/townhomes or SFRs in northern Clairemont/Bay Ho area. SFRs in the southern part of University City would be nice as well but seem to be for the most part out of my current price range (~$450k max).
I know this thread is more than a year old, so I was wondering if there is any new relevant changes to the area to consider that haven’t yet been discussed.

September 28, 2011 at 4:11 PM #729860sdrealtorParticipantFWIW I ended up helping him find a house in Clairemont and he closed 1 year ago. The house was tucked away in a real nice quiet location on a cul de sac. House was in very good condition but needed some updating. Looking back at the sales in his area over the last year they were anywhere from flat to minus 5%.
I’m actually just getting started in that area again with my nephew who is looking now. Should have more current perspectives in a week or two.

I’m sure I mentioned this, but if you see a house w/ a 1-car garage in Clairemont, it probably isn’t the best ‘hood.

I’ve only been monitoring prices for a couple of weeks but I’ve noticed that a lot of the houses that have been coming on the market have gone pending within a few days. Is the market in 92117 heating up?
September 29, 2011 at 9:48 AM #729886sdrealtorParticipantFYI CM is both 92117 and portions of 92111. Homes in CM are very affordable to the masses particuarly at current interest rates. The buy vs rent equation looks solid so good ones priced appropriately will sell quickly. Its not a matter of a market heating up, its a matter of market making sense to people.

Ok that makes more sense now, sdr mentioned “him” but I was pretty sure Scarlett was a female based on her mentioning a husband :).
