I see the overall atmosphere in the area as not conducive to what I consider comfortable family living compared to that which can be had on relatively equal terms otherwise….
Like where? Keep in mind that a significantly longer commute actually detracts from the family life quality and we work in LJ…I am not sure what you mean by relatively equal terms?

Mira Mesa then?
I don’t know much about Mira Mesa, Scarlett.Apparently we would be talking about relatively equal terms ,price and housing stock, there though. The other people here can help you weigh that. I understand commutes are a drag, especially if and when the kids are not with family. I didn’t read this entire thread, is Poway out of the question? It is not on the top of my list but I feel it is much less hectic than Clairemont on the street level and you have the schools. Sddddude mentioned Tierrasanta.Could be an option. Not sure that does it as much as maybe San Carlos. Even the lower quality housing stock there comes with a more tranquil overall setting. Mount Helix might work but it may be a fixer/dog . Maybe not though, could be better or a no go. I haven’t comped stuff lately.
I think SDRealtor is pretty up on San Carlos. It’s nice as far as housing tracts go. It has a buffer of decent, quiet areas around it. I think the grocery stores and what not are pretty drab but you don’t see much to be concerned about with people.
