Scarlett, you started this thread but appear not to be too familiar with SD County.
Scarlett is plenty familiar with RB, Poway, RPsq, Carmel Valley, UC, and La Jolla. She’s not that familiar with Chula Vista because her husband has long preached that he will absolutely, positively not want to commute on a daily basis from there.

I am looking to buy a slightly larger house (~2000 sf) because I may have my mom move in with us at some point… Commute… yeah, you are right, life is too short to spend it in the car. I hated when I lived in RB and commuted to La Jolla. But there is no such thing as no commute at all in my case. I work in ~ La Jolla Cove, so I couldn’t buy anything very close. Even now, from UTC it takes 20-25′ to work, and I figured it’s the best I could do in terms of commute.
Earlier in the thread I said I would be ok with UC (and MM), schools are quite good, just too expensive for what we want, for now. Age is not a factor. In UC there was no SFR >1800 sf under 550K (which is our max).

I don’t think I will be ok with Clairemont anyway. and it’s not the age. It’s mostly a combination of public schools and prices. If I could get there a 1800-2000 sf SFR in decent shape, in a GOOD neighborhood, no matter the age, I’d consider it for 400K or less – to compensate for the school and the driving around I’ll do to a good school (I’ll try to choice in UC, but if I couldn’t get in, I’d have to afford a private one), and also for age/repairs/upgrades.
But I think I’d prefer UC much better than Clairemont. Schools, neighborhoods, commute…
I agree with you that size and age are not nearly as important as location. However, there is a size & # of bedrooms minimum (3 larger ones or 4) that I want. Different size minimum if single story (1600 sf) – but it depends a lot on the layout (usable & storage space)too. Age – it depends on the neighborhood.
Again, the same problem as in other places – lack of inventory and high prices which are bound to stay that way, with all these crap loan mods…
