ParticipantWith home prices in this area falling…why are builders still building? I was shocked that land that is not even graded for building by Pardee Builders is going to be soon prepared for MORE homes. The area is right off of Carmel Valley and Camino del Sur….Crazy…

ParticipantHere is another house in CV that is under $599K. Even though this house is smaller, it is single story.
Which one would you rather have? A 1236 sq ft. single story or 1615 sq ft two stories house?
Also, you don’t pay HOA for this small house whereas you pay $85 for the other.

My wife really likes this house because of the remodeling they have done and also because of the excellent school district. I wonder how much it costs for adding a bedroom or a patio and whether it is allowed at all?

the stairwell cuts into both floors so it is really 100 sqft x 2
that’s 200 sqft of lost living space because of the stairwell
the 1615 sqft two story is equivalent to a 1415 sqft single story (or the 1236 sqft single story in this example is equivalent to 1436 on two floors)

Participant2 beds are not in great demand. That house (12422 Carmel Cape) sold for just 210k in 97. Seems like it needs to drop another 100k
