I posted this thread here before Mona Lisa. I had the same thought that 500k would be the max. But it went pending.
But, if the owning should be close enough to rent, then probably 500K would be the bottom. I agree with you that Mona Lisa should not have gone for much more than 500K. Thing is,
1) we are not at the bottom in CV yet, not by a long shot – but maybe we’ll get there in a year or two – and then perhaps a La Plage one will be 500K; and
2)there are not that many large townhomes on the market, right? demand and supply.February 24, 2009 at 2:20 PM #354120ScarlettParticipant
I posted this thread here before Mona Lisa. I had the same thought that 500k would be the max. But it went pending.
I love talking about CV townhomes…My favorite subject.

Since the townhomes and twinhomes in CV are starting to take a hit, I was thinking of buying one next year, instead of a larger SFR home but farther away. I have not seen many large ones that went on the market. By large town-/twin-home I mean >1650 sf, 3 br+.
I personally like (1) Crest atDel Mar (2) Analucia
For small SFH, antares is in a good location, but not the best quality homes.Townhomes have taken a huge plunge. It hasn’t just started, it’s been happening for some time.
Peak prices for a townhomes 3/3 1533-1584sqft were $630k+. Recent prices have been as low as $480k in the same complex. The majority of the larger size townhomes are 3/3 1533-1584sqft. I can’t personally predict how much further home prices fall, but I an personally waiting for something back to around the low 4’s, which at one point I thought was impossible, but seems to be more and more possible these days.
One thing you are probably are aware of that there is a large glut of townhomes in CV, mainly due to (1) new construction (2) condo conversions
