Here’s a decent SFR for $700K. No Mello Ruse (sic).

It’s good there’s no Toilet Ruse. One thing though, it still seems pretty pricey for a 3/3.I thought something like Carriage Run was in the low 7’s, which i think were bigger than this (oh i forget..must be my old age)…

February 25, 2009 at 5:22 PM #354980CoronitaParticipant

San Raphael: There were a couple of REO. I believe one 2800sqft went for pretty decent price. One word or caution. San Raphael is a gated community. Translation: HOA fees on a SFH.
Sausalito is next too torrey hills elementary. Not bad and close to the parks. Construction quality is so-so. Some have complained the windows need some work and there has been some issues with wild animal life facing the hills. Still not bad imho. Probably around the low 6ish is doable. 5ish, not so sure.
Actually, I was thinking a decent starter home would be something in Sands, Coves. But prices still have to come down.
Thanks flu. Well, we liked Sands well enough, but I really don’t think they will ever get into 500K range….
Personally I kind of like the gated communities, but, I wouldn’t like to pay much for the privilege…
Any thoughts about Stone Canyon by any chance? We went to a couple of open houses and we liked the floor plans, the complex, much better than its neighbor, Canyon Ridge. I believe both are gated. Sure small lots, but that’s how it is…
$600’s *might* be possible. $500’s is probably a stretch. No thoughts about Stone Canyon, sorry.
I don’t doubt if the markets keep up, Sausalito will see the low 6’s. 2003 prices were in some were around the high 5’s. That’s *at least* where I’m expecting things to end up (if not lower).
Patience grasshoppers. Patience. You got time.
