That Briarcrst one seems a little low, but in Montclaire (Torrey Hills in Carmel Valley) there’s a whole street that seems to be on sale (unless I’m missing something):

I have seen similar homes with similar facilities with HOA of $300+/month.

House is not bad, but tiny lot, with a view of the side of the house next door (backyard abuts neighbor’s side yard as opposed to backyard).
