Carlsbad property values – general question

What is the general consensus on property values in Carlsbad 92011 (Poinsettia Ave and Black Rail Road area). I saw a few detached homes and feel they are overpriced.

Not anymore. Aviara just went downscale because they couldn’t afford the 4 Seasons ambiance any longer.

The area is overpriced but so is most of San Diego. 800k to million in this area is a better bet than in some other parts of town. I have walked around this area and find most of Aviara too Stepford-land for my taste.
