Among the five communities you mentioned, Rosalena is the longest walk to the beach (lack of pedestrian access gates) and you probably will have to bike to surf rather than carrying the board for that distance. They are older (built in 1989) and you can hear the noise from I-5. If a buyer’s budget is around $1M, they would probably pick the Bay Collection rather than Rosalena.

The neighbors are friendly and outgoing. I walk to the beach and to shopping. Recreation facilities are well cared for and perfect for an active family. We actually rented here for several years then could not think of leaving. We did finally buy here. I might recommend renting and learning about one of the best kept secrets in SD.
