fcep we have had alot of discourse on when the time to buy is/was/or will be.

My advice is for you to read previous postings. In short the time to buy varies for everyone. It depends on where you want to buy, what type of property you want to buy, what you have to put down, and what you believe.

What I can say is that don’t believe everything you read. The naked statistics would indicate that we have alot of foreclosures coming, we have continuing unemployment, we have low rates, we have pretty much and insolvent banking system, and we have govt officials telling us the worst is over. Furthermore you have guys posting like the idiot above telling you no better time like now to buy. In the face of these facts, we have more sales activity then I have seen in several years, we have an undeniable fact that SOMETIME in the future we will have skyrocketing interest rates, and it is very probable the dollar will not be the reserve currency anymore. There are some posters here who are theorizing very cataclysmic events in the near future.

So the answer to your question is…. I don’t know. You have to do what works for you. Try not to believe the hype. I can make arguments for you to buy or for you not to buy but things are so damn strange now that it is hard to trust anything the media puts out anymore.

If buying is something you can afford and will bring your family happiness, and you are gainfully employed, then perhaps it will work for you. If you are looking for a large price decrease in a few months, I personally don’t see it happening. If you can wait another year or 2 or 3 then yes it may happen due to either large interest rate shock, or something else substantial.

with regards to the actual question posted by the OP, there are three big foreclosure tracking pay sites (it look slike there are more but some are powered by the data from others), we’ve debated the discrepancies many times on older threads and the owner of foreclousure radar has dropped in a few times and made some arguments.

There is a big college football game on today so my time is limited as I need to get my chores done so I can begin drinking at 5 when USC/OHIO ST starts so you may have to search the old threads yourself.

You can trust them and you need to be skeptical of them, using a single zip code, foreclosure, foreclosureradar and realtytrac will have wildly different results, sometimes they have twice the listing of another site. They leave alot of orphaned data on thir sites because there is so much data and moves so quickly. Some do not remove nods that have been remedied, some keep nots or foreclosures listed long after a new person has bought them. All three miss some foreclosures that are real and vacant and for sale. Just understand that it is an automated system that is not hand checked or entered, so consider raw data that you need to check on your. You can do this in person, by checking the tax roles and doing a grantee search. I personally feel they all leave more data on their sites because the more that are listed, the more likely it is you will subscribe.

I’ve found that the one you listed to be the more accuate of the three but I only search a single zip code so that trend may not carry over to other areas.

Hey, thanks for the inputs. Pretty much what I have decided myself, it is still a crap shoot, but really comes down to a personal decision point. What I fear is risking savings and getting caught in an under-water loan. Did it once, don’t want to do it again.

I don’t particularly mind postings like Spam-a-lot Bill’s “it’s time to buy now” sales pitch. Being an engineer, I appreciate Rich’s thoughtful and informative articles and postings and read them avidly. I am certainly not going to be swayed by Bill trying to tell me what to think. In fact, his posting kind of tells me it’s still not time to buy, going by my instincts that he is a liar (aka salesman) trying to get my money. It is actually somewhat amusing to me.

Unfortunately, for me, it is the relentless mis-informed postings from the conservatives trying to trash Obama and the Dems that have driven me away from Pigg website. After 8 years of Bush/Cheney lies, deceit, fiscal irresponsibility, ill-begotten wars, domestic spying, fear-mongering, etc, we are in a deep hole that will take years to climb out of. I am sure none of wants bailouts, but sometimes the medicine doesn’t taste very good. After thinking long and hard about what motivates their hatred of Obama, the only thing I can come up with is racism, plain and simple.
