I had to go find a paper sack to put over my head just to post here. O.K. safely disguised now, yes there seems to be some capitulation going on in areas and price ranges that weren’t so obvious earlier. I hear a message as much as sense a change..”sell it now or eat shit later”. I always feel that todays capitulation pricing is tomorrows ho hum pricing, especially in these housing tracts,up to a point of course, when things stabilize.
