Before each shift in the market someone has posted about a gut feeling. Maybe it’s the combination of Cabernet and Kung Pao, but I’m feeling something. We are starting to see examples of very low list prices in the better markets in S.D. as evidenced by the posts over the last week or two. Today I ran my usual Redfin “new listings in the last two days” search and almost every single one was a trend setting, low priced repo. Did the few from last month that sold instantly and sparked bidding wars cause the other banks to want in on the action or are last month’s comps actually influencing pricing? Will the same phenomena hit S.D. in the months to come once the trend setters become comps?
These aren’t in the specific neighborhoods I am looking at but they do paint the picture (sorry, I always hold back my faves). Decent places, some w/ 3 car garages and most in the 200’s, I wonder if there are enough bidders out there for continued wars. If the rest of the market meets these in the “new 200’s” I’ll be itchy to call bottom. Just a sampling of today’s new lisings.

O.K. safely disguised now, yes there seems to be some capitulation going on in areas and price ranges that weren’t so obvious earlier. I hear a message as much as sense a change..”sell it now or eat shit later”. I always feel that todays capitulation pricing is tomorrows ho hum pricing, especially in these housing tracts,up to a point of course, when things stabilize.
