Yeah, the “friends and family” clause sticks out like a sore thumb. My wife’s family is usually pretty good at taking advantage of that sort of thing, “making friends,” as business owners in the community…but in this case they’re not quite on board with us yet and, either way, I think we’re going to have to get lucky along with everyone else :-/. What we want is a few phases away, so we can gauge phase by phase.
Good thing we’re already situated in good place :-).
A friends and family member took one of the homes in the first release, but I don’t think it’s something you’re going to have to worry about too much for the remaining releases. During the boom, homebuilder employees were all over these things, sometimes treating them like an ESPP, but that, like the rest of it, seems to have died down.
That said, it sounds like you might have a “friend” angle, so good for you. How good of a friend do you need to be? There are 3 plan threes facing the park, so I think you’re still in great shape, but if you could pull that off you’d be a lock.

June 18, 2010 at 9:03 AM #566755sdrealtorParticipantFYI, friends and family isnt just employees who admitted took adavntage of this in the hey day like an ESPP. They are all the subcontractors, family of employees/subcontractors and friends of builder execs. It sucks when it happen to you and I hope it doesnt as these sound like a really cool location. Good luck and I hope you get exactly what you want!

I’m assuming there will be a walkway of some sort, so outside of that the only pavement running beside the homes will be the back alley where the garage is (sans the two end “corner” lots that have a street rather than a home on one side). So, yeah…very unique not to have a named street running along any side of your home. We’re totally sold on the garage in back layout in general and I’ve begun to take a negative note of the large amount of cement sitting in front of the typical home.
Everything you say is right on the money and there are a lot of nice things about both the plan three and those particular lots. The one negative, beyond the small lot sizes (somewhat made up for by your bigass frontyard), is that the master bedroom faces the alley. It’s somewhat ameliorated by the fact that the garage roofline obscures the actual alley and a bit of the neighboring garage doors, but it’s not exactly my favorite master bedroom view. Definitely check it out and think about it if you haven’t because you’ll be there a long time.
Everything else, awesome. Park, interior courtyard, downstairs guest room, dining room off to the side, nice island. And for what it’s worth, the MBR problem is worse in the plan fours on the park.
