Q: What do you call 1000 lawyers at the bottom of the ocean?
A: A good start.

I was going to rent to two law students – they had walked through the unit a few days before and we were meeting at the unit to sign the lease
After looking at the lease they made up some BS excuse and left without signing
The only thing I could figure out is that they saw they would be renting from an LLC and not an individual and bailed – I assume they were planning a staged trip-and-fall accident to be followed by a lawsuit (one of the many liability issues a landlord has to be concerned about)

[/quote]corollary: make friends with a lawyer( just don’t sell them anything)…. Because you sometimes need a slime degreaser to deal with slime.
This makes for an interesting read.
I love the story of the poor korean dry cleaner owners that were sued for 54 million dollars over a pair of trousers…And the plaintiff was a DC Judge.

I bought apartment buildings and courtyard units and took advantage of economies of scale. A two hundred dollar water bill split among 8 tenants isn’t too bad. Losing one tenant and only getting 7/8 GSI didn’t really hurt either. Unless you are getting something with a GRM in the 6s or 7s, I wouldn’t think about it. 10 is just crazy.
