Scarlett – you are a landlord’s dream
I had a few good tenants in 8 years – overall, best tenants were military
I never had to do it but I knew that a few phone calls to the sailor’s / soldier’s base would get me to their chain-of-command – I believe (but could be wrong) that mis-treatment of a landlord by a sailor / soldier would not be tolerated by the chain-in-command

ParticipantI’ll second the comment on UTC rentals getting softer.
A few months ago, units in my complex were rented almost immediately. They definitely appear to be taking longer to rent now, and I imagine prices are being lowered.
There’s (6) 2 bedroom units listed on CL right now from $1,500-$1,800. Doesn’t appear there are any 1 bedrooms on the market right now, which doesn’t surprise me too much. Fewer number, and the lower rent is attractive for students.
I’m not sure what impact the UCSD schedule has on the area. Summer is coming up, so maybe it’s that time of the year or something. I have seen a lot of moving trucks the last few weeks, and younger people & their parents carrying furniture.

ParticipantI agree w/4plex. Be near the rental. I tried to hold on to the house I had when I moved to San Diego. I had rented it to an attorney. You would think that would be a responsible tenant. The place was trashed. I ended up selling it and it worked out in the end, but still a PITA.
You want to be not too far so you can check on it. You just never know. I think people would take care of the place b/c that’s what I would do, but that’s not reality.
