Buying a property without a real estate agent

First, I want to thank this blog for preventing me from falling into the bubble back few years ago when I moved here. Back then I was searching some info on the web about San Diego and came across this blog. Those first two articles about the bubble were very clear and helped making my mind to rent!

I started looking for a house about 7 months ago. Recently I found a property I think fits me and the price is reasonable. One thing is we have agreed on going without a full agent but we will have a representation from both sides, e.g. with real estate attorneys. I hope this will turn out to be a good experience, while I realize there might be complications.

Please can anybody comment on this and possibly mention what steps we should proceed with and what potential complications we may expect. I am sure there many people who are more experienced than us! I would highly appreciate any comments.

If you have already identified the property, and the seller is ready to go, you just need to open up escrow.

I recommend Ticor Title. They have an escrow division also.

BTW, in Northern California, the title/escrow is always the same company. We have a less efficient market here in So Cal. More fingers in the cookie jar.

Do real estate attorneys provide offer contracts that’s similar (identical?) to the ones that one signs with a realtor? Not sure if those CAR forms are the gold standard for real estate transactions or not.
