The latter stages of a recession are often the toughest–when everyone’s reserves are depleted, the credit cards are maxed out, and people and businesses are throwing in the towel. Add to that that this is the weakest “recovery” on record, and lots of vacant commercial (and housing) vacancies is not a surprise.
I just drove through several midwest states, and the situation is far different. Few downtown vacancies, rents strong, low unemployment rates, and some building still going on. Remember that CA unemployment rate is second highest in the nation, below only Nevada, since even Michigan is recovering faster than CA.
An attorney relative of mine negotiates for building contractors in MN and North Dakota. ND cannot get enough workers, with the country’s lowest U. rate, below 4%. McDonald’s has to pay over $12/hour.
Of course, these are natural resource states with sane governments, low taxes, and a more business-friendly atmosphere than CA.

Could be capacity issue to an extent. We were the only tenants at our floor for several months. We occupy less than 15% of the floor space and the newly moved in employment agency next door uses another 10%.
But none of our former neighbors went out of business. All three moved to a new, nicer office building across the street.

Not along the coast. Five Guys just opened in Encinitas. Kohls is about to open next door in an old Albertson’s location. Borders left and Urban Outfitters came to the Forum Shoppes. Pacific Coast Grill is expanding and moving to the Old Charlie’s by the Sea location on the 101. The just added a ton of new retail space at the Carlsbad Company Stores and we got a Roadrunner Sports store among other things. And perhaps the biggest (still unconfirmed) news is that Nordstron rack is coming to Encinitas town Center where Linen’s and things left whil;e Target next door isundergoing a substantial expansion/remodel. We are rocking along the coast!
