I got a buddy from the North L.A. area that has been buying older homes in T.V. fixing and renting them for cash flow, the longest he has had one sitting empty (once it was ready to rent) was two weeks (and he was nervous that it took that long LOL).

I have to go with Bob on this one, for all practical purposes the bottom (in T.V.) was in 2008,(close enough)
From there on it was just a waste of time waiting to buy (at least the nicer areas) , some older homes really tanked starting January this year however but I think they are now for all practical purposes close enough.
