    Any insights,What would be the best way to use the builder incentives, pricey options from builder, HOA prepayment?
    Anyone used it as additional mortgage downpayment… is that legal?

    Check with the build on what is allowed. One builder allowed the incentive to be used to reduce the price. If you are build a new one, most likely the incentive is used up before you are done with options.
