Call me in December though, when it is yet another year I’ve been waiting if inventory doesn’t pick up and foreclosures aren’t hitting the street, I might be more prone to act instead of waiting forever to see what happens. Well.. if inventory picks up I’ll also get off the fence.. I guess in Dec it is happening either way? lol

Anyway If I find the right deal (50% off peak or so) I will join you there in Carlsbad (at this point it’s all about beating TG to carlsbad “just kidding TG”).
