ParticipantI’ve been in Allied Gardens for 5 years. Prices are almost back down to 2003 levels.
Smaller older houses but no Mello Roos or HOA’s and lots are almost as big as the mcmansions in CV. Central to most things: 10 minutes from misson bay, 10 minutes from downtown.

Wow, people actually are dying to know where I live?
My zip code is 92154
Subdivision is Candlelight Estates, and a lot of homes here are bank owned now, BUT, the foreclosed owners used the fake equity to upgrade their older homes.Also, no mello roos and no HOA in the older areas.
Lots of parks too.I have a swimming pool and as of today I have still not gone in it. Too cool…maybe in another week!

I work downtown and my commute is 12 miles 1 way, I take I 805 to the 54 west to I 5, driving…
bus/trolley access is great as well which is a 30 minute ride to downtown if one decided to go Mass Transit fully.
One could park and ride from Palm Trolley Station and the commute is 20 minutes approx to 5th and B downtown

You get central location and coastal breezes and views in a family -oriented environment at a much better prices than places like Point Loma, PB, or La Jolla. Also, nearby parts of Bay Ho and West Clairemont offer similar value.
