Aviara and Poinsettia Park in Carlsbad

Hi everyone,

Finally got down to Carlsbad to check out some areas that were recommended on the forum. Despite the overwhelming popularity of La costa valley and its surrounds…I am not a big hilly area person. I am still however open to exploring it. While I understand the hills can provide some great views for some homesites…it kinda was hard to see where everything was. We drove a big loop around Carlsbad basically crossing over the hwy on Poinsettia and then coming down by the la Costa valley and then up again.

Now that I have seen the lay out of things, I want to know about the 92011 zip with Aviara and Pacific Rim Elementary schools. I am curious about neighborhoods mentioned (Aviara and Poinsettia)as well as the little strip of newer cottage type homes that are on the other side of the hwy close to the beach. Looking at all the info on line everything(schools, community and shops) about them looks positive…anything I need to know that would be considered a drawback of the area? What appealed to me beside the good standings of the schools, was the location near the lagoon areas and perhaps being somewhat flatter in terrain…and the neighborhoods seemed newer and kept up. I was able to see some resales online in Aviara, but couldnt find any for Poinsettia Park…so I have no concrete idea what the homes are like, Any feedback would be great.

Also noticed in our driving around…a new development south of La Costa Valley called Old Creek ranch…I am sure it is out of the carlsbad area. Any thoughts on that? I feel for our needs…it may be too far south…and the schools iffy.

92011 is the best zip in Cbad. It hasn’t been hit as har as the inland areas and will eventually get its 25% drop over the next 2 years. If you still must buy, then I agree that the houses over in San Pacifico west of I5 are nice. There are also a few forclosures at great prices.

OCR is in the San Marcos school district. It will go to great elementary schools (either San Elijo, La Costa Meadows, or Rancho Carillo–two of them are in Carlsbad) and to a great middle school – San Elijo. The downside is the high school. However, with so many new upscale developments in Carlsbad that feed San Marcos High, the demorphics will change tremendously over the next 10 years.

OCR and San Elijo are relative bargains. They are right in between Encinitas and Carlsbad, a long way from San Marcos (even though they are technically in SM city limits), and are 20% cheaper than Carlsbad pricing. For the life of me, I can’t figure out why.
