92011 is the best zip in Cbad. It hasn’t been hit as har as the inland areas and will eventually get its 25% drop over the next 2 years. If you still must buy, then I agree that the houses over in San Pacifico west of I5 are nice. There are also a few forclosures at great prices.
OCR is in the San Marcos school district. It will go to great elementary schools (either San Elijo, La Costa Meadows, or Rancho Carillo–two of them are in Carlsbad) and to a great middle school – San Elijo. The downside is the high school. However, with so many new upscale developments in Carlsbad that feed San Marcos High, the demorphics will change tremendously over the next 10 years.
OCR and San Elijo are relative bargains. They are right in between Encinitas and Carlsbad, a long way from San Marcos (even though they are technically in SM city limits), and are 20% cheaper than Carlsbad pricing. For the life of me, I can’t figure out why.
