Usual disclaimer:
All auctions are subject to court or seller approval. Over 90% of all sales are approved, most within 7 business days. Buyers are not allowed possession until filing of the deed, at which time the property should be re-keyed. “Showing” requests from Buyers after the auction may not be able to be accommodated.
There will be plenty more like this.. There is currently a 2900 sq ft home in Menifee for $310K built in 2005
Lender foreclosed at $465K…None of this should be surprising. These homes are not cheap, they are only cheaper than they were in 2005-06.
New comps will be established, scaring lenders from loaning on the next one at higher levels…December 22, 2007 at 9:48 PM #123140HLSParticipantUsual disclaimer:

December 22, 2007 at 10:34 PM #123276djcParticipantI’m interested in the whole foreclosure/auction process.
Where can I learn more about the process? I know RealtyTrac will tell you the auction datea for $10/wk, however that’s a bit steep, at least for my casual interest at this point. Any other suggestions?
My concern is buying a house at auction with hidden costs. How does one know there isn’t a second mortgage or other lien on the house? The house above requires an EPA study, etc.
I’d like to learn more about this now in case I choose to go this route in a year.
