    I agree – not an arms length transaction – same last name for all parties.

    Looks like parents selling to a child.

    Nothing funny about it. At least to me… since I bought from my parents.

    I should have upgraded my parents… it’s a great deal for the son/daughter in law. LOL

    Not valid to use for comps, obviously.

    If we are going to talk about questionable listings, this one caught my eye 3991 Carson. At peak sold for 642k. Listed and contingent/pending the same day for 200k. Quiet canyon home on cul-de-sac. Home needs some work. PPSF: $202. Can’t think of very many homes in that area going for that ppsf. The average/median is about $290.
