eagleeye……………………It was good to read that some people are not letting their emotions get in the way of rational, logical decisions made from all of the available information re. the housing market. It sounds like you have really seen “the light” and realize that prices are going to drop a lot more over the next couple of years, especially in the higher-end areas.
I’m not knocking anybody who believes that they MUST buy right now to satisfy whatever reasons they may have…………………….it’s their money to spend…………….Personally, I simply can’t relate to throwing away hard-earned money for over-priced property and the higher taxes that come with paying way over true market value for a home.
As they say “down south”,,,,,,,,,,,,,,,,Good on you!

May 23, 2008 at 6:03 AM #210371raptorduckParticipantAlthough I am not on the fence any more, this is very true. When I started my home search 18 months ago (1 yr ago in SD), I was much more willing to buy at the high end of my range. By this year, I was pushing for homes in the low end.
I came back up a tad only because I found less competition at prices a tad higher than my low end. But I became more conservative with my housing budget over time, and it was conservative to begin with.

May 23, 2008 at 7:40 AM #210411PDParticipantMy target price has stayed about the same. However, my finances have improved quite a bit. The net effect is that my payments would be (if I bought right now) less than I was planning on a couple of years ago.
People move and think in herds. We are arcing in a new direction. We have been piggishly guzzling in a bigger, better, grander, richer acquisition phase as a country for many years. The new thinking will be smaller, simpler, and more efficient. Everyone is suddenly going to start talking about the joys of great gas mileage, a smaller home to clean and less debt.
