Apple just leased a building in Rancho Bernardo as well. So, it won’t just be UTC. Amazon also is expanding beyond their main office at Campus Point, into the office space in UTC.

I never like to say one single factor could cause a market to stabilize but this Apple coming to San Diego could be the key factor in ensuring prices stabilize in the coming years.
As this is a strategic decision by Apple, their own in-house analysis must see the relative value of San Diego vs the Bay Area as a long term play.
I don’t recall many near half billion investments in property in San Diego office space/campuses in the past decade.

5g, wifi, bluetooth etc. They are trying to get out of the Qualcomm/Broadcom monopoly.
For that, they need a presence here if they are going to poach Qualcomm talent regularly.
That’s their main reason for being here.
Google is also expanding here for a few reasons. They have a few acquisitions here, trying to build up a chip practice here, and also bought Fitbit, I think the software group is here.
Walmart Labs had expanded here as well, which was a bit surprising.
Amazon also expanding their footprint here.
That’s on top of all the biotech and life sciences that’s been building up here too.
Unlike what folks like deadzone we were doing (fabricating shit up, like he was), a lot of us in private tech sector here was just reporting what we were already seeing.
Apple workers moving from the Bay Area to San Diego aren’t simply temporary remote workers. Apple for instance, is very anti-remote work. These folks that moved down to San Diego are working from the Apple campus here. They might have first relocated here working remotely duing the start of the pandemic. But many are now here permanently reporting to the local office that is also now expanding… and that’s extra housing demand. A company doesn’t drop half a billion in real estate unless it’s an investment for the long term. Net positive for san diego economy and real estate.

July 28, 2022 at 2:01 PM #826456gzzParticipantRe Reston, DC is getting nicer and a minority of the older NoVa suburbs like Falls Church and McLean are nice. But in general it is a confusing traffic nightmare, poorly planned, hot and humid, and low quality of life area relative to the costs. The people living there themselves I liked, open minded, diverse, and well educated.
The densest parts of NoVa manage to be both pedestrian and car unfriendly. (One reason I like OB is that its the opposite, great for driving biking or walking).
Walking from one skyscraper in Crystal City to another 0.2 miles away you take your life in your hands and suck up tons of auto exhaust if you make.
