A little over a year ago I sold a 1500 sf 3/2 on La Tortola. It was near the height of the hysteria regarding the economy collapsing. There were over a dozen offers on immediately and it sold around 470K if I remember correctly. A few were all ash from asian buyers. If you are waiting for a 2100 sf 4/3 to drop to 450K I think you should plan on waiitng forever. There are too many folks that would jump in way before then.
Maybe not 450K, but I think 475K is quite possible. However, like you said, I think that the sellers have received plenty of offers by now, including 500K and under. (If they would have had a serious in low to mid 500K, i.e. the LP, they would have been contingent by now). They were not willing to settle. Maybe now they will cave in. Their listing IS stale. Many people will pass on it and wonder what is wrong. Or maybe they will again take it off the market and wait for better price – forever perhaps.
