Not once but twice … at Active and upon change in price … I had to be completely naked to do it third time.
It’s out there man … open your eyes … its right there … “6553 Bluebonnet” … smallest house in the hood on a busy corner Stop Light … sold for 800k in the past 30 days. Now compare that with Camphor house … Camphor house is atleast worth 100k more on a bad day …. still dont see it do you??
I have more Data Points if you want to use …For North County Coastal, 700k – a Million range is for suckers. There are way too many players in this range. I believe True Deals on regular sales are indeed available but those are typically around 1.5 Miillion and Up. Thats a niche market with quite limited Buyer’s Pool.

Finding a nice newer 1 story home in NCC is hard enough let alone a 2600 sq ft home. Throw in a pool and sit down panoramic ocean views and you have the single hottest and hardest to find commodity there is. Not only cant you compare it with non-view homes, you cant compare it with 2 story view homes either. There are always older cash rich buyers looking in this market for exactly what that home offered.
A house like that would have sold easily on 9/11. The banks got totally hosed on that one.
To put it into perspective the last newer 1 story ocean view house I saw with that kind of view sold in the Bay Collection in December 2008 when the market looked about as grim as it ever has. It was 3500 sq ft and sold for $1.83M. House stolen….Case closed

Still feel that one can get Camphor property at 700k without any “creativity” involved?
