Another Del Sur discussion

Hello all,

This is my very first post to this website. I am moving to San Diego this month and trying to get a house for my family (a couple plus one preschool aged kid). I was trying to dig out some thoughtful comments on houses at Del Sur community.

From historical posts (up to 2007), I can see that the general tone about Del Sur doesn’t sound that positive in this site; but I’d appreciate if someone can post some new thoughts based on the recent price explosion…

It just feels that you can get more for the same amount of money in some other communities.

Why did you pick Del Sur over Stonebridge, San Elijo Hills or Carmel Mountain Ranch – school district, office location…?

There is a lot to like here in Del Sur. Haven’t compared the prices across other neighborhoods lately. But on a pure enjoyment level it is a very nice area if you have young kids.

Multiple pools, parks, and kid events. Plus you can walk to a good school.

Easy drive to many shops. Probably doesn’t make a ton of sense for people without kids but great area for kids. Almost everyone here has young kids.

One thing for sure – Del Sur Elementary is wonderful (as of 3 years ago). I think most of us are ‘homers’ for our own neighborhood. For my family, 4S was more attractive. Del Sur residents would likely feel the same way. I recommend spending time just hanging out in the neighborhood – parks, stores, restaurants – at various time of day, to get the ‘feel’ of the place. Takes a lot of time, but gives you a sense of whether the monthly expenses are worth it. And I’d be sure that it wasn’t too large a strain to meet those expenses. Good Luck!

Mostly agreed. Regarding schools, I think Del Sur Elementary is the only public school built at the “center” of the community. I don’t think there’s a middle or high school within walking distance in Del Sur.

Thanks for your input all, for me the primary reason was the newer look and fill of available houses. Once I started looking into areas with house built after 2000 under my budget, many houses popped up in the Del Sur area…

Another vote for del sur, economically doeskin make much sense but I havent met a single person who lives at del sur and doesn’t like it.

When I was looking, the mello roos fees really turned me off to Del Mar. In some places it was almost 1.9% tax. There are also no stores nearby. The closest was in 4S. In addition, I found the location far from the freeways.

Having said that, it seems like a decent place for kids since the neighborhood is new and lost of young families. If your work is in Del Mar, or Sorrento Valley, the location is probably better than in RB or Carmel Mountain Ranch. I also did look on the map and there is a town center planned, but not sure when that is coming.

Mello Roos are def a big con 1.4-1.9% taxish. I would just run the math and then add on the cost of it to the house when comparing houses. Probably +70K ish to the house price (this will very just run the numbers).

As for stores nearby I would disagree with the above comment.

As of now nothing is really walk able store wise (town-center is coming with rumored Target and Trader Joes but that is not set in stone as far as I know).

But the nearby 4S strip mall has a ton of stuff. I would say its about 1.5 miles and a 4 minute drive. Multiple restaurants (10ish, 3 sitdowns and 7 or so upscale fast food), grocery stores, library, ace hardware. Then there are two more areas with a bunch of stores and restaurants within 7 minutes.

Then there is a whole bunch of stores and restaurants including Costco, Home Depot and a movie theater at Carmel Mt (5 ish miles away, 12 minutes).

Basically it is a bunch of places that appeal to a 30-50 year old. Most places are kind of upscale chains in between fast food and pure sit down. Nothing really super cool that has been around for a long time but plenty of variety/convenient places.

There are three directions out of Del Sur. To the South it is about 8 miles and 12 minutes to the 56, to the East it is about 3.5 miles and 7 minutes to the 15 and taking San Diegeto rd West is about 20 minutes to Del Mar race track.
