Prices are about the same as Phase 1, but you don’t get any of the included upgrades (generally was a couple grand). So slight ‘hidden’ price increase, and you start with a flesh slate for upgrades.
I assume they are trying to move them as fast as possible while the market is still moving.
Last I heard they still have over 100 pre-qualified non-contingent on the waiting list.
The preferred flooring company Interior Specialists is a complete joke though in terms of pricing. You are better off doing a rip and replace of the stock carpet/flooring – the carpet that comes standard is really, really bad and their pricing for everything is 40-60% more then the same installers doing the 3+ million dollar homes down the road.
So you have to add in a couple grand above and beyond what you would normally need to do for flooring upgrades – which is disappointing.

seems like that’s the strategy these days. try to go as bare bone as possible, and hit you with the upgrade cost. gone are the days when the builder threw in a lot of extras in their effort to get you to spend $200-$300k more than the house was worth.
remember, it is far cheaper to rip off the carpet and replace, take the vinyl option where you want future tile or stone as those can go right on top of the vinyl. ask good questions like what kind of insulation are you putting in. chances are they are also going cheap here. here’s where you have to spend the extra to have them put in the good stuff, can’t exactly go ripping into walls.
