yellows2K, the “condo” section of “UC” you were looking at is “UTC” and is 92121 and northern 92122. Although closer to UCSD, this is a different elementary school attendance area than “UC” and is a multifamily area.
UC is the closest area besides La Jolla which has the type of properties you are looking for and will keep your spouse off the freeway in getting to/from work. I-5 north of UCSD is joined by I-805 and where the two merge, the traffic is horrendous going both north and south during rush hours. If at all possible, you want to stay away from Mello Roos tax. It lasts from 30 to 40 years from the date of construction. And as you know, HOA dues are attached to the property forever and subject to being raised by the HOA Board of Directors.

Let’s just say that the majority of people in your situation have dissenting opinions. MR is not a big issue for most as long as they are not excessive and many areas have MR well under $1,000/year. It was definitely a blind spot.
