I’ve known prospective buyers, they make friends with the crew and
the supervisor, stopping by at quitting time with a couple of beers
is a good way to make friends, plus helping out with things like
cleaning up the site, sweeping up, makes the crew feel like they
are a team with you. Then just show up with some custom
materials and ask if they’d mind installing them.Undercounter lights, better tile, etc, etc, etc….
they have no loyalty to the builder.

~1000 sq ft of porcelein tile 20×20 tight grout, sealed $10K
~1400 sq ft of upgraded carpet and pad for $5K
~130 sq ft of $5.25/ft in the shower and around tub + about 20 sq ft of accent tile ($15/ft) for $4.5KI’m debating if it’s worth the hassle. If it’s really half of that including demo, then I’m tempted.

I don’t think you can beat that cost for upgraded carpet/pad by much.
My suggestion is to beat them up on these costs as much as possible and maybe they will knock a little off and you can just have builder finish it all.
