92127 Stats

[SD Realtor]

I did a quick manual search of all properties in 92127 that are detached homes and listed as active. I counted 45 that had comments that indicated they were short sales. I counted 7 that indicated they were lender owned. There were 208 listings. I would say there were several homes that were indeed short sales or lender owned but either I missed or did not see comments indicating they were.

So it is safe to say 25% of the inventory is lender or soon to be lender owned. Conversely many of the short sales did say they had offers already submitted to the lenders.

Also note this is not just 4S. This is all of 92127 that was built since 2001 so that would be 4S, Santa Luz, Crosby, etc… Man oh man… so many comments about the seller being a licensed agent…

The question for me now is, when will we see these move up areas fall with the same velocity as the bottom end. Inventory is rising in 92127 as well, so, it seems like they’re still having a staring contest at the moment. While the sellers in the low end areas have already blinked.

I hear ya chief. We should see some nice individual declines late this summer and in the fall. The late 09 we will see more then a few. It should be pretty pervasive by 10 and continue into 11 and 12. Just my guess. Unless demand evaporates due to job loss or very rapid interest rate rises.

care to comment on The Lakes by Lennar? the plan is to buil 350 million+ homes there. started last year, I took a quick look at the builder map and looks like they sold about 10% so far.
