I’m totally unfamiliar with that area, but really like that sytle of house.
If you look at some of the neighboring listings, this one isn’t exactly a great deal, and it looks like houses on that street were selling in the 200K range before the credit bubble took off.
Also, it’s right next to the park, which might be nice by day, but not so much at night because gang members and drug dealers tend to like parks at night. Not familiar with this park, but you might want to look into this.

ITA that the style of the house is cool – kind of retro/mid-century. And a big flat lot – that’s very cool.
