Asking price is just that… asking.
I’ve seen a lot of very delusional asking prices.

If you look at the redfin asking vs. selling prices for 92130 you’ll see that this could sell down in the low 900’s. That still seems high to me but the lot is very large and it’s on a canyon.
I agree that this could go in the low 900’s, perhaps even as high as $950k. With that landscaping in the backyard, the owners might have put at most $50k into the property. Thinking that they can recover their $925k investment plus a 14% return over 2 years in this market is crazy.

I was out on this street the last time something came up for sale.
You can hear traffic from both Del Mar Heights Rd and Carmel Valley Rd.
If you look at the master plan for Pacific Highlands Ranch, you’ll see Carmel Valley Rd will be even louder in the future.
The big yard with the canyon view is nice, but I can’t imagine enjoying it while listening to cars speed by.
