I ditched the MM tracts, because MN just doesn’t have the asian population to support the demographic comparison. So I took a near by Linden hills neighborhood and looked for a comparable in SD. In the NY times demographic link.

median income 112k

Minneapolis tract 106 (south end of lake harriet)
median income 116K

% of household spending more than 30% of their income 35%

I think both neighborhoods are very similar in terms of character, home age and architecture, and proximity to amenities. I have lived very near to both, and if they were the same price, I would be hard press to say which is better. The Minneapolis neighborhood has easier to access recreation and a better community lifestyle, but MH has better weather (for what its worth).

I think the last number is most telling…Mission hills is not full of a bunch of retirees, at least not in comparison to the Minneapolis neighborhood. Its irresponsibility is systemic.

I beg to differ, jstoesz. MH IS full of retirees, many with small mortgages. 30% of a $3500 monthly retirement income is $1050 per month. If this is PITI, remember Prop 13?? I would surmise that many MH homes are close to being paid off by now, if not already paid off.
