4S vs torrey highlands for Condos

Hi,
We have been renting for last 5 yrs in San diego and are now are thinking of buying a condo <470K in the coming dys/months. Some details: Work in Sorrento, Dual income no kids, have ~100K for Dn payment, good credit score..We have kind of narrowed down our areas to either Torrey highlands (like carmel valley more but is too expensive) or 4S
Torrey highlands is a short commute compared to 4S but seems little remote and dry. Both have mello/similar HOA. 4S is cheaper in PPSF.

Need input from the pigginton community on how do these areas compare, Also from current residents of these areas, what they like and don't like...

Future resale value is just a guess at best. Both areas will do fine over the long haul. Just pick the location that best suits your current needs and lifestyle.
