The reason for considering carmel valley or 4s Ranch is the proximity to one of our work places. I also looked at sorrento valley (not many houses) and university city (lots of condos and not many houses).
Carli – will definitely try to meet with Holly McClurg to discuss curriculum.
bearishgurl – Thank you for letting me know about the mello roos. I didnt realize that 4s ranch has such high mello roos. I looked at sdlookup website and could find only very few houses with mello roos less than $100. I am not looking to pay high mello roos. so thanks again for pointing that out.

I was reading through past topics in the forum and someone had mentioned that part of carmel valley was built on sdge land and there are a lot of power lines and also a cell tower. Is this just in the southern part of carmel valley? Has there been any health issues? Just wondering why there are million dollar houses near a cell tower/power lines or maybe I am looking at a wrong area.

You should check out 92024 and the Southernmost portion of 92009 (which falls in Encinitas Elementary School District and San Dieguito Jr/Sr High District). You will find more homes in your price range many with low or no Mello Roos or HOA fees and they will be nicer than Carmel Valley. The lifestyle here is fabulous and the only drawback is the commute to Sorrento Valley is about 30 minutes. Coming from the east coast, I consider that a short commute but to many folks from other parts of the country it is excessive. If it is not excessive to you, make sure to look into it. I think its the nicest part of SD for young professional families.FWIW, I have a 5th grader in the GATE program who is wrapping up the 6th grade math curriculum at this moment and have been very pleased with his school.
