ParticipantYes they will only entertain cash offers. No this is not standard for REOs but I have seen it in a few instances. The trust deed has not been recorded so we do not know the deadline for removing the tenants but yes they do have the 90 days per the earlier post in the thread. The new owners may have offered them cash for keys though so it is hard to say.

Why would the Bank want only cash offers ??
Agreed that the mls price (499k) is way low than what it would fetch at current market condition for 92127, but I don’t think there will be any rush of ‘cash offers’ at that price either. Not that the Bank is looking to close quickly either considering who knows when eviction is going to happen.
I suspect the listing agent is a scum bag wanting to throw off potential buyers with the conditions put for offer and then sell it cheap to someone they are friends with and keep lions share of the commissions. Do you have any background on the listing agent ?? or the Bank that owns the property ?? It might be worthwhile to contact the Bank directly. Have lost trust in real estate business.
