4S Ranch homes – Good time to buy?

Where is the property – what subdivision? Im asking only to give input on the subdivision – Im sure a few of the piggs live amongst 4s and could give you some good feedback. Im guessing its on the north side of Camino based on the higher MR+HOA.

Garden walk? Largest Model? If I am right, those have been going for about 500K and the duplicate of those Garden Gate on the other side are going for about 20K more. I think you should go after a sub 500k offer to offset the potential drops in % and dont be mad if you dont get it bc more are due to come online on that side of Camino.

Ah ok – I made a good guess. I nor anyone should tell you what to do as everyone’s situation is their own. If you have checked it out fully and are in love with it, take it. I think these have some depreciation ahead but I love the location to the school and the putting green and the horshoes (although someone is a total jackass for putting those on a slope).

PS I rent in the area at 2450 a month and as much as I want to buy, Im still waiting. I think the development on silverpine closest to the sheriff station will hit 550 by the end of the year.

It’s a tough call.You have to justify it for yourself. Unfortunately you don’t get much for up there for 500K.You know it is going to go down at least somewhat. I guess I am bothered by the little lots and proximity to the neighbors. This seems especially awkward with a two story. The mello roos fees and HOA bother me too.

I imagine there are trade offs involved that work for you compared to what else you could do at that price.It wouldn’t suit my lifestyle at all. Hopefully those who can appreciate that type of situation can say better.
