4S Ranch: Banks starting to seriously compete

Beat me to it asianautica. I noticed this place this morning, didn’t have time to post untill this afternoon.

Fellow 4S watchers, it’s starting to get good. This is a $200,000 haircut folks. The 2005 sale price was just shy of 860K. So much for the immunity of 4S that was bandied about a year ago.

I did a quick look at the tax roll records for Ivy Gate. It looks to me that ~19 homeowners are either late or have defaulted on their property taxes. I am guessing there are 60 homes in the development or about 1 in 3 are having problems paying their taxes.

I was inspired to look at this statistic after recently driving through this community and seeing more than a few still lacking any landscaping.
