Hi Uneven –

Didn’t mean to be obtuse but yeah it never hurts to overemphasize that you don’t know what you don’t know.

What is irritating though is that frequently there can be detachment between seller who is the lender and the asset manager who may work for a liquidation company and the broker who lists the home. So perhaps that broker enlists a company to trash the home out and maybe a handyman to rehab it. Perhaps the asset manager knows that but the lender may not know that for awhile. The lag time for the lender finding out may be a few weeks or it may be instantaneous.

School scores aren’t great (La Mesa zip code, but Spring Valley schools). If kids are in the picture, I’d investigate the availability of charters and possibilities to transfer out under NCLB.

Anyone know anything about this new listing? Price of $420k seems too low for such a large lot (1.9 acres) with a 2,500-sf home in decent shape. I see it’s bank-owned, but you’d think they’d list it at least close to market.

Missing appliances, hard to get funding. I still don’t understand why banks don’t spend the 3k for appliances and get 10% more for the property.

I would rather buy one missing the appliances than have someone put in some POS items just to get more out of me. I hate to have to junk perfectly good appliances to install the ones in that I want. I don’t think the banks would have much of a problem if you reserve sufficient funds for purchase of appliances.

People seem to forget that they need to look at a potential property and see what they want changed and what it would be worth at that point.. then work backwards to determine what you would pay for the property.

I also get nervous about a house that has been all ‘dolled up’ flipper style. I wonder what was overlooked and what shortcuts were taken.
