Thanks for the clarity SDR. I thought you “obviously” could only disclose what you know, so why add a clause that seems to absolve you of disclosing what you don’t know anyway, but still requires you to disclose what you do? I just confused myself and it doesn’t really matter to the poster anyway = )

I would get a thorough inspection to see how well it has been maintained and you can also check and see if the work done was permitted. I noticed some of the houses in the area still have shake shingle roofs which are not safe. I would also check the school scores out for that address.

Didn’t mean to be obtuse but yeah it never hurts to overemphasize that you don’t know what you don’t know.
What is irritating though is that frequently there can be detachment between seller who is the lender and the asset manager who may work for a liquidation company and the broker who lists the home. So perhaps that broker enlists a company to trash the home out and maybe a handyman to rehab it. Perhaps the asset manager knows that but the lender may not know that for awhile. The lag time for the lender finding out may be a few weeks or it may be instantaneous.
