ParticipantBesides unstable ground, that area of Soledad Mtn facing I-5 is near the border of LJ and PB. It doesn’t even FEEL like LJ because its not ocean- oriented – just has a LJ zip code.
Better find out if that property was one of the affected landslide properties that recently “moved” off its foundation. I would also be a good idea to check if the City PROPERLY REPAIRED the hillside behind it or the street or just put a band-aid on it. The street might be a huge sinkhole just waiting to happen. And check the fwy noise surrounding it. Just my .02.

See those missing houses on Soledad Ave… those are the houses that were destroyed entirely.
I’d also question whether it’s possible to get insurance or financing on this house.
Those landslides happened when we were in the grading stage of our companion unit project… so we had geo-technical onsite inspecting compaction… Our geologist told us she’d NEVER buy in that portion of Soledad (and named a few others that are ripe for “liquification”.)
It pays to know what dirt the house is on.
