somewhere between 37 and 44 are not underwater after transaction
costs (Assuming 6%).Now, if you fix all this up, it seems like you would have
37 provably profitable, some wildly profitable.7 undetermined without looking up county records, but, if you split them,
say 3 profitable 4 losing, we see about 55% of carmel properties
as underwater.Wow,

Thanks for doing the legwork. Again, this was what I pulled back in march for the attached market, where there definitely has been a lot of speculation and questionable people buying in at those price points. I didn't do the same thing with detached markets in CV. I believe it's a lot stronger than the attached market.
Also, again, this was back in march. I haven't checked yet, but I think perhaps the market might have improved from march to june, there appeared to have been some attached home pickup from some of the recent closings.

and then i took all listed ranges in price and took the low end
so that was some cleanup.It was frightening to see half the sellers were underwater in march,

um. That was harsh. I must have missed that thread. I thought all he /she said with North County isn't currently suffering as bad as other places…. which I think is true for the detached markets. I haven't seen big price drops we'd like to see on the detached markets across the board (though I wouldn't call things "holding value" either as some other thread mentioned 🙂 ) I also think sdrealtor especially mentioned that the his insight wasn't on the attached market, as he/she didn't really follow that as closely.
From the activity in 92130 at least, it at least appears like the attached market and detached markets aren't moving in the same way. Can't comment on other north county areas, nor am I really a resident expert of 92130 frankly.
I'm only looking at selective data to see if there is anything remotely that makes sense as an investment and/or a tradeup. ( I haven't found any here in 92130) , even if attached markets did drop a bit in some units back in march: the $485k for the 3/3 that I was looking at was still a good ways off to make sense as an investment. i was hoping for things to go down to around $400k, but it doesn't seem things have fallen to this level yet.
Oh well, I guess folks on this board are getting a bit edgy these days and have a few bones to pick (inclusive of myself). Whatever floats people's boats.

I think his problem with me stems from an argument that we had where he tried to tell me that South Carolina (where I now live) was nothing more than a bunch of dumps and had no real industry. Of course, he based this on riding in a car passing through one time (probably on I-95 that is in the low country boondocks)

Incase you are wondering why that is important, a coworker sold their condo in CV late last year and purchased one of those new SFR’s near the 56. If people cant sell their condo’s, they cant buy houses. Very few people jump right into the 750k+ SFR market in CV.

I forget now). the sale price was $487k and $482.5 respectively, which I believe was the price you recommended to her initially. So she would have saved herself a lot of carrying cost. And yes, I believe she sold at a slight loss, because if the records are correct, Ibelieve she purchased at $495k or something like that in 2004.
I'll post this soon. I feel bad for the person that bought. Because a 3/3 closed at $485 and change, and frankly I'd take an extra room versus a built in fish tank.

ParticipantI believe Alex’s implication was that it’s condos that are getting hit in CV, not detached homes. At this point that may be so, but that doesn’t mean those homes are “protected”, it just means that their time has yet to come.

a) The "Asking above water" column, if checked, means the seller was asking for an absolute price above what he/she paid for.
b) The "Sold at a lost" column (sorry typo, should be 'loss' but I'm too lazy to correct) m eans whether the person ended up selling at an absolute loss. If something is marked as "not sold yet", it means it's still in the MLS either relisted or under the same MLS# (i didn't update the mls#). If the column is empty, it means I can't find any information on if a transaction took place, or if the listing was cancelled. It could be that some of these are in escrow or that some of them just were pulled from the market. I don't know, I'll search some more, but for now, you get the picture.
c) I added a "new asking price" column for those still listed in mls and decided to either lower or raise the price from back in march
d) I added sale price and sale date column for the ones that sold
e) Finally, I added a comment to comment a a handful of units.
2) The third image shows new attached listings that didn't fall within the original sample i took back in march.

2. A lot of people that ended up selling actually ended up closing below what was an already underwater price.
3. Some sellers did ok, these were typically folks that owned in 2003 and earlier.
4. Pell place and a lot of the condo convert projects are big mine fields and probably in the process of exploding (or imploding. Whatever… I mean, the shit has hit the fan in some of these newer communities/ condo convert projects).
5. It seems like while the attached inventory is smaller now, you still have a pretty good chunk people who are upside down trying to frantically sell.
6. There were a few properties that are pretty good and went for a pretty good price. It seems like a "good deal" in today's market is a 3/3 townhome with an attached two car garage for about $480k-$490k, which is considerably lower than the $650k+ that was the peak price.
7. It appears even as late as may, you still have plenty of knife catchers that will pay over $500k for a 2/2.
It's my opinion, but I think it's pretty safe to say, we're no where near any bottom in CV for the attached markets. To steal PardreBrian's line, it's really "Holy Holy Cow". Yes, it's bad out there in Carmel Valley attached markets right now.

A few questions and favors, do you have the TOTAL number of people either who have SOLD or are listed as underwater versus above handy to spare me from counting or dumping the data myself? If you opt to update this in the futre, can you include % losses as a column? Thanks a million
I'll try to update the scripts I have that do this. Basically, the sources of data i'm using is pretty much

I have still yet to hook up to the san diego's tax assesor's office prop tax pages, and redfin,zestimate,etc.
i don't have access to realtor available information, so this probably isn't as accurate as what realtors could put together (some of the MLS listings might be outdated).
I noticed there was a gap in historyfor some homes. And I couldn't find either a sales transaction, or withdrawal or relisting information for a lot of properties.
If any of you have additional public websites that can suggest my web crawlers scrape for historical sales data that are free, let me know and I'll see what I can do.

ParticipantFLU- I don’t know of any other public sites. I too have been looking for a fairly automated way to crunch these numbers for an entire zip code or town. I’ve gone from a casual observer of the market to looking at specific markets much more closely so I’m always interested in this data. I’d really like to quantify the trends, hence my post yesterday on Missions Hills. If anyone else knows of sites where we can dump clean data, that would be great for those of us who don’t mind geeking out to crunching a few numbers quarterly.

A few questions and favors, do you have the TOTAL number of people either who have SOLD or are listed as underwater versus above handy to spare me from counting or dumping the data myself? If you opt to update this in the futre, can you include % losses as a column? Thanks a million
I'll try to update the scripts I have that do this. Basically, the sources of data i'm using is pretty much
sdlookup.com's mlslisting.
sdlookup.com's sales history drilldown on each mls listing
sdlookup.com's sales history by address search
houserebate.com's sold/pending history
I have still yet to hook up to the san diego's tax assesor's office prop tax pages, and redfin,zestimate,etc.
i don't have access to realtor available information, so this probably isn't as accurate as what realtors could put together (some of the MLS listings might be outdated).
I noticed there was a gap in historyfor some homes. And I couldn't find either a sales transaction, or withdrawal or relisting information for a lot of properties.
If any of you have additional public websites that can suggest my web crawlers scrape for historical sales data that are free, let me know and I'll see what I can do.
