Nice area, but I admit that is a small house, and a small lot. Pluses are that it is far north of Adams and is well-kept up. Price per sq ft is still pushing it.
I recently had a real-estate person come by, and say that for the first time in a while, she now had a lot of homes under $500K. My best guesstimate is that this neighborhood will end up with most homes in $350K-$450K range when the dust settles (though the bottom may be lower, esp. for some of the cheap condo-conversions).
Not a good deal at all… someone paid 455k in 04. The lot size is less then 2k sf…It should find it’s way below 300k when we bottom out. It may take awhile though.

Thanks for the comments guys. I had this idea looking at it but it has the charm I like and the location is quite ideal. The size and PPSF, however, are not so appealing. I guess my vision was clouded by the charm of the house. Thanks guys, but do you really think something like this will really drop below 300k in the next few years?

If they get 300K for this, the seller deserves a nice vacation. They have won a lottery. (The buyer deserves a debtor's prison for stupidity; Oh never mind, he already got his cell)

Ha Ha, well thanks for the advice, maybe I’ll come back around to it when it goes back towards the 2000 selling price of 209k, I can wish right. I don’t know how the current owner would feel about a 50% price cut, however.
