touche! The funny thing is I think my house is too big too and its almost half the size as yours. I just love where its located. As for the subject house, you live on the inside of the house not the outside. Its not Carlsbad schools its Encinitas/San Dieguito schools which are highly coveted. I did the search and there are currently ZERO houses like that on the market. Not one, not ten and certainly not 46. Its a good deal.
Location, location, location!
Only thing growing on my slope these days is native plants and weeds but heading up to Napa again next week and will be talking to winemakers about what kind of grapes I might be able to grow on it in this climate.
You live inside the house when there is nothing outside but weed filled slope with folks looking down. Otherwise, you can spend a lot of time outdoors, play ball on the grass, and swim everyday.
As for the schools, plenty of good schools around. Quite frankly, I do believe la costa academy has not done well on API for a while. Even coming in lower than San Marcos. It has a not so great UC acceptance rate compared to other schools of similar demographic background.
You might have a problem with a guy 10 years younger with a house twice ad big, but
I frankly have no problem rotting in my mcmansion that was $160/sqft with my LTV at 60%.July 2, 2011 at 12:23 PM #707900ocrenterParticipant
touche! I agree it is funny looking with the 3-car garage, but there are a lot of funny looking houses in SD. Doesn’t mean people won’t still pay to live in them if they check off all the important boxes, especially location. Yeah you can get cheaper $/sf in other areas, but IMO that is a prime location in South Carlsbad.
Never said it wasn’t a good area. IMHO it isn’t worth the price. Especially with the lack of upgrades and the style of the home. In this market you look for areas of weakness that have great potential in the future. That’s how you take advantage of the market and score a good deal. Anyone can give an extremely narrow criteria on their housing search. We all know what the end result will be.

Its big enough for a large in ground spa, firepit with comfortable seating for 12, outdoor kitchen, more patio than I need and a good size grassy area that a 14 ft trampoline doesnt begin to fill. I love my slope and have plans for it. My neighbor above who is a very good friend doesnt really look down onto as it appears from online photos.
As for the size of your house and your age, I could care less. Envy has never been and will never be part of who I am. I had a deposit on a 4500 sq ft ocean view lot in LC Oaks but walked because I didnt want that big a house or to leave my community. I’d prefer smaller now but am fine right where I am and with what I got. I do think you did fabulously for what you got as its what you wanted. However, it is nothing i would ever want. I’d rather have a well thought out 1500 sq ft 1 story a block from the beach now and someday will have exactly that.
And I love that I paid under $150/sq ft and my ltv is now under 40%.
