3139 Franklin, “This Old House”, Logan Heights

Redfin shows two properties listed at 3139 Franklin:

Whereas sdlookup.com shows only the cheaper of the two which it describes as a “possible teardown” :

How can there be two properties with the same address? Here’s the details page from redfin on the one that is more expensive:

What intrigued me was the PSF (147), the date of construction (1888, can’t be many of those around), and the general feel I get from the photos. It’s like terminal elegance or something.

Oh, another thing…..Redfin says that the price has dropped 120K.

Odd. It also shows year built as 1918 on Redfin, and 1899 on sdlookup. And strange sales history:

Now, I know prices dropped in the 90’s but $113K in 5 months? Something seems awfully odd about this one.

The tax rolls show them as 3139 and 3139-1 probably some kind of address fix after a lot split. They both have distinct apn’s. The ownership is fee simple as opposed to condominium.I say that because recently some 2 on 1’s in the older neigborhoods were made condos and sold independently. That is not the case here. There are two distinct properties for sale.

It is two different addresses.Redfin doesn’t show it correctly. It looks like the listing agent of 3139-1 didn’t enter it properly. They are both on the MLS as 3139 . Redfin probably just regurgitates the MLS in it’s own format with the information it is allowed to or responsible to provide.

The MLS information BELONGS to each individual MLS association. The MLS associations sell a distilled version of the MLS listings to IDX. IDX is a third party provider of data to all independent on line conveyers of data. These third parties such as Redfin etc then take the IDX information put it in thier own presentation, add other information such as property history, pictures or whatever they want to add to it… and then they present it.
