Seems relatively low, but does it back up to Palomar Airport Road? I can’t tell from the pics.
Personally, although the houses in RD are nice, especially those up the hill, I have always thought they were somewhat overpriced because they don’t really have any amenities (like the pool at Rancho Carillo), but have a fairly steep HOA and mello roos. Also they are of course in the San Marcos school district.
Anyway, maybe its just somebody who actually wants to sell their home?

The line is just west of Rancho Carillo, which is also in the SM district, as is most of La Costa Greens. Bressi is in Carlsbad school district. Believe me, I’ve checked it all….

By the time they put their house for sale the market slowed down. With two mortgages, they got desperate, got a new realtor and slashed their price. This is the smallest floor plan in all of Rancho Dorado, not to mention one of the smallest lots. Yes, it does back up to Palomar Airport Road. Incidentally, only 12 houses in the whole community of Rancho Dorado back up to Palomar Airport Rd. All the other lots back up to a canyon or steep slope.
In defense of Rancho Dorado, there have been houses that have sold close to or about a million. But these houses are 3700 sq. ft. – 4200 sq. ft. with most of them having ocean views or panoramic ocean views. The slightly smaller units that sold between $600,000 – 800,000 are in a private gated community. All in all, in comparison, prices are still much lower than Rancho Carrillo in Carlsbad, which is literally a step away. For $100,000-$200,000 more they get to have a small pool shared by hundreds of residents.
Yes, Carrillo Elementary belongs to San Marcos Unified but located in the city of Carlsbad. Both Rancho Dorado and Rancho Carrillo residents attend the school. If you log on to their web site, you’ll find that it consistently scores high in both state and national standardized testing. Not to mention, the many programs they offer before and after school.
This is my third year in Rancho Dorado, we bought our home when it was the peak of the housing market. We don’t regret our purchase.
