Finally someone is here with real answers! I live in this complex and you are speaking for my neighbors unit. The condo is a short-sale. The HOA dues are really $350/mo which includes cable, water, trash. The assesment does not have to be paid by new homeoweners. Packard Management group runs the HOA and they have accounts with many hotels and do have about a million in reserves. The fee I agree is still a little high even with cable, but its not as bad as the listing states.

Plastic pipes, shity artillery roads, no parking for apartments, measly parks…there’s probably a huge list I’m missing.
